Property owners are liable for claims under the American with Disabilities Act (ADA). In other words, a claim may be made against an owner by a person with a disability that feels they have been discriminated against, due to lack of unhindered access to and within the building or property.

 

Micma assists Developers, Lenders, Architects & Project Designers, Contractors and Building Officials who are required to provide, design, build or review access and mobility for the disabled community under any accessibility requirements for buildings, for both private and federally assisted housing.

 

Micma provides a comprehensive on-site audit performed by accredited accessibility inspectors; collects the necessary information to prepare a detailed report with photographs, diagrams and reference standards. This report gives a clear understanding of the deficiencies and also practical and accurate solutions.

 

Micma provides design advice to Developers and Property Owners:

  • For new Projects:

Provide a third party review of Construction Documents to ensure full compliance with all accessibility standards, (state and locals), reduce Building Department comments and avoid future litigation problems.

 

  • For new Acquisition of existing projects:

Due Diligence:

Assist with comprehensive preliminary inspection and assessment report prior to sale to determine the level accessibility obligation which could affects the purchase or sales price.

 

  • For renovation of existing projects:

Our signature “Accessibility Action Program” which entails inspecting the existing condition of the building and generating a thorough and precise report with photography showing all deficiencies. If necessary we will also generate as-built plans which will be used as the starting point for proposed mitigation to comply with required Accessibility Standards. Once the design solution is approved, Micma will produce signed and sealed Construction Documents to submit to the local Building Department. When construction is finalized, Micma will perform a final “Punch-List” inspection with a final report and certification of compliance.

 

  • For Federally Assisted Housing Projects:

Assist with assessment audit reports for existing buildings, perform a third party design review for compliance with the Uniform Federal Accessibility Standards (UFAS), The Universal Design and Visitability Manual, Section 504 Disability Rights in HUD Programs and any other codes and standards enforced by state of federal financial institutions.
